Yes, but that is also beyond the 500k total costs, that's clear. I could calculate around 500 if we go down to 160 sqm and leave out the carport/garage and park on gravel.

That is unfortunately true. This is due to the high, mostly fixed ancillary building costs in Germany + land, garden, driveway, etc. That's why I also built 40-50m2 larger right away. I know some who build exactly according to their needs and after 5 years spend huge sums on an ugly extension. I know people who spent 140k on a 30m2 extension for a children's room + larger living room.

Whether gravel or paving probably doesn't make much difference. I'd rather pave properly.

My statement was less about what the car stands on, and much more about the fact that nothing should be ABOVE the car for that price. ;)

Detached yes, but the floor plan from the catalog is not very individual. And a "from x" price doesn’t say anything at all. The mentioned Bodensee 129 is currently also listed on the website as "from 274k" (Note: Prices are regional), but that doesn’t help much in practice. Row houses are usually also built in areas with expensive land, so I remain skeptical that the savings from multiple houses will outweigh the expensive land.

I can also give you counterexamples, for example a residential project that is currently being built right here on the outskirts of Konstanz. A development with over 20 units directly on the main street

By the way, you then get textured wallpaper, a living room with 5 sockets, and it is built with a gas heating system for future security. The provider calls this "high standard". Projects for row houses are unknown to me in the area.
