whereby the divergence between applications and completions is likely to increase. Then the situation will look significantly different in 6 months. But the state firmly expects 400,000 completions per year, so there should be no worries

Building permits for two- and three-family houses have increased as a result. With the new property tax, it will be impossible for most people to build a single-family house in metropolitan areas. But that is exactly what part of the government wants, that no single-family houses are built... Currently, various effects are coming together. Everyone who financed or wanted to finance on the edge now drops out. That used to be the case as well.

I read a bit of sarcasm ;) even if they haven’t said it out loud yet (nobody really likes to say things like that officially...) it’s probably clear to our politicians that with the current situation (existing staff shortages combined with severely tightened material shortages) things will likely be difficult. I currently keep checking the developer project (semi-detached house + terraced houses from 480k-580k) we’re interested in, to see if we already have potential neighbors. Last year I read about similar projects that were basically fully reserved within a few days, but here there’s little to no activity right now. Especially the most expensive units (basement-equipped semi-detached houses) are still available. Honestly, that’s a price range we could still have imagined last year, but with current interest rates not so much, and apparently others feel the same.
