I think the biggest problems are yet to come on the interest rate side. Contrary to the original opinion, Ms. Lagarde will fight inflation and raise interest rates. She is already accelerating the withdrawal of money supply. I personally would not have thought that.... Currently, the 10-year fixed rates are around 1.4-1.50 percent. I think in summer/autumn it will rather be around 1.8-2.00. That will hit many private home builders again. On the other hand, in the industrial sector, construction continues endlessly. And the Ukrainian refugees do not want to stay in gymnasiums forever either. Hundreds of thousands of apartments will be needed.....

Currently rather 1.60 - 1.85% for 10 years fixed interest, about 2.0% for 15 years and around 2.2% increasingly for 20 years. The interest rate steps are yet to come and if the pressure rises further, we will soon see a 3 in front of the comma for long-term loans. For amounts of 500k to 750k euros, that is initially 15k to 22.5k euros just in interest per year. Cheers. Not to mention that living costs are rising... I am curious at what level we will be whining in 12 months.

The attic is only going to be used for storage. There is no window and no stairs up yet.... so appearance doesn't matter at all. But I'll keep the tip in mind for the attic on the extension. Otherwise, we are really glad that we found a little house. We would definitely have put this issue aside by now. The increased additional costs are already "a pain," but still manageable. Electricity and gas now cost us €330 per month for 105 sqm .....
