Town & Country Bungalow according to the website the largest with 130 sqm for the postal code 23847 for just under €290,000. Extrapolated to 180 sqm, that would be a little over €400,000…. Crazy what the architect charges.

I would find it okay if we had ANY luxury. But we don’t have a photovoltaic system, nor shutters, nor KNX or a heat pump. Essentially, it’s an L-shaped bungalow with a roof, floor coverings (but only tiles up to 60x60), a gas boiler, windows (at least tinted, but plastic…) and doors. No garage, no carport. We should also expect a +5% price increase because we wouldn't start building immediately. I just wonder what advantage he has in giving us such a rather unattractive calculation.

Why then with an architect? What in the end a [GU] cannot do just as well, or even more cheaply.

I also received our cost estimate from the architect last week. Mid-terrace house, without a basement, including demolition of a small old building, including electric blinds, otherwise no luxury, but I also don't think the cheapest material (e.g. with internom plastic/aluminum windows). 185 sqm living area. 728K€ gross. Soon no one will build anymore.
