Is a floor plan with a garage feasible on the property?

then you have to reconsider the floor plan but if the garage is supposed to be in the west then I see little room for a west window! and if the sun really shines completely from the west in the late afternoon then you won't have any light coming in anyway. Or you build a light shaft. You just can't have everything! I think you have to weigh the options. A few sun rays for maybe 2 hours or the advantages of a garage next to the utility room with direct access.

Our property looks almost similar, but the garage side is the north side for us.

We deliberately left a passage between the garage and the house to get directly to the front with garbage bins, wheelbarrow, and so on. The child can also get from the rear part of the 9m garage to the front with their vehicles (later also with the bicycle) without having to pass by the cars and also does not have to open the gate themselves.
Our garage protrudes about 4m. Since the neighbor on the other side has also built a protruding closed carport, our terrace is screened off from both sides without feeling cramped.

Great, then you have "your" privacy screen to the neighbors. You can cover their driveway with a hedge.



Do they have to be? What advantages does that have?

Is it about whether you want sun or not? I understood that you want sun in the afternoon/evening. Then I wonder why you put the living room in the east. Flip the whole house and put the garage also in the east. The neighbor’s garage shields you from their terrace; the rest will be planted. Place the west windows of the living area close to the southwest corner, then the sun will get into the living room from the afternoon onward. Only in winter will this probably be blocked by the garage. Our plot is 20m wide with the same orientation and same location of the neighbor’s garage. We have 6 meters to the western property line and that’s enough not to have the neighbor’s garage right in front of us.

Hello Yvonne,

thank you very much for your message and your suggestion.
As already mentioned, it is a corner plot adjacent to road-side greenery.
I will quote the development plan:

Exclusion of ancillary buildings and garages
In the area between the street boundary line and the street-side buildable areas, garages and ancillary buildings within the meaning of § 14
Land Use Ordinance are excluded (§12 para. 6 and § 14 para. 1 Land Use Ordinance).

Since a building boundary of 3m is marked on our property, I assume that building directly on the boundary with a garage will not be that easy.
Maybe someone can clarify this topic for me in more detail; I was not able to reach anyone from the city right now.

If I now have to keep 3m on the east side, with a 6m wide garage and an 11m wide house, I have barely 2m left to the neighboring property on the west side!

Since the kitchen is overall narrower than the living room, we can more easily do without a window there.

Of course, access to the garage would be nice, but with this floor plan it is impossible and not essential.

Why? If the WC is "moved," space for the utility room will be freed up again.

On the topic of postman and WC: frosted glass etc.....

Attached is the roughly planned floor plan of the ground floor. One could still place the WC parallel to the stairs with the window facing north. However, then the utility room, which is already very small, would be quite narrow. Or one could completely forgo the office and put the WC there (with a small wardrobe in front) and enlarge the utility room and the living room. Maybe you have a better idea!?
