In forums, especially here in my impression, things are simply always heavily exaggerated... One must not always take such statements at face value. Unfortunately, this scares off silent readers and "inexperienced" homebuilding (interested parties).

Those who are frustrated with current budget increases write. Those who are glad that their house was still "affordable" also write. Those who are proud of the special features of their house as well. Those who take things as they are or have no complaints do not write or write less often. The statements here in the forum are not representative. However, a clear price development can be read in the well-researched and published construction statistics. Prices have risen significantly; land prices, materials, and wages have been increasing disproportionately to inflation and the general salary development for years. Energy saving regulations make building more complex, and the demands of builders for living comfort are not getting smaller either – see the trend toward the "office," the "dressing room," the "pantry," the double garage, the garden designed by service providers, the shower in the guest toilet, the "smartification"... all the things that "people" today call "standard."

When I built, the forum was still much less exaggerated in that regard than it is now. Even back then, it was said that it was hardly doable at that price.
But with a bit of discipline, we could have stuck to our budget. We were pretty much on track until almost the end.
In the end, due to construction delays, we still had so much equity left that we didn’t have to watch the price of the tiles so closely anymore. That was the amount that then exceeded the budget.
If I had checked prices in the forum beforehand now, we probably would never have built.

We also took most of the furniture with us; it was and is being replaced one by one over time. We also took our kitchen with us. I modified it a bit and installed a new countertop on it.

Back then, we went into the calculation with about €3500 net income per month. That was already tight.
That it turned out completely different at the end and that we will probably have paid off our house within 12 years, no one could have guessed.

Do you still have your numbers in mind? Time period, loan, house, construction costs, etc.—a sort of retrospective would be nice (and what was said about what is possible with how much or not).

So in hindsight I would have liked to have spent 50K more. Brick instead of plaster, aluminum windows instead of plastic, air conditioning. Well, that's how the money goes into the outdoor area. You never really finish there.

House 125m² KFW 70
The volume of the house is really standard 2-story with hipped roof.
Heat pump with ground collector/manual shutters/2 showers (one of them floor-level)

Construction 2013/2014

The itemized list is only approximate
House 190K €
Land 42K €
Additional costs 33K €
Double steel garage 15K €
Outdoor facilities 20K €
All in all about 300K € for everything.

Loan 1
165K € (2.9% 15 years)
KFW loan
50K € (1.4% 10 years)

I think back then it was calculated here in the forum around 1600 €/m² as base price plus a customization flat rate of 10-15K € and 10K € for painting and flooring work.
Larger special requests were always calculated separately.
However, the moderator E P I (construction expert) owned his own construction company and thus had an overview of several construction projects in different regions.
