What do you mean by contradiction? The example just compares apples and oranges. Of course, a condominium is a possible lifestyle concept. But honestly, one has to say that a condominium in a central location with a garden and a woodland area is very exclusive. And also above average in terms of affordability. For almost everyone, a condominium means at best a balcony. This is simply because a building can only have one ground floor. Then there is often an elevated ground floor, where you also don’t have a garden. I think the last few years have especially shown how important it is to have some space for yourself. Whether closed cafés or locked playgrounds, those who have nothing at home were left empty-handed.

You are right there. But a ground floor apartment with a garden is not as exclusive and expensive as you think. The apartment there was the last one on the ground floor in the entire building that was still left, since before Corona the ground floor was particularly unpopular. Now, of course, that has changed. And yes, an apartment in a new building in the city center costs as much as a house on its own plot on the outskirts of the city. Everyone just has different priorities there. I also cannot imagine moving into such an apartment now, but certainly in my mid to late 60s. Because then you simply have more time for the nice things in life (no lawn mowing/snow shoveling/putting out trash bins/cleaning the stairwell/paying high additional costs etc.).

I wouldn’t do that. Either all or nothing yourself. The ETICS installation is a closed process where I wouldn’t do a single intermediate step myself. For warranty reasons – who is to blame if you have cracks in the plaster after 1-3 years because the boards come loose? Depending on the manufacturer, there is also a fixing pattern for the dowels that should be applied. For the 2 cents of own effort, I would leave that.

Not so much for you but in general (all gross):
Price per m²:
140 mm WLG 032: €20
Insulation adhesive, PUR: €1
Dowels with EPS cover: €0.3
Fiberglass mesh: €1
Reinforcing plaster 25kg / 4 m²: €3.7
Base coat plaster 25kg / 2 m²: €7
Top coat plaster 25kg / 4 m²: €3.7
Silicate facade paint, 2 coats: €3

Material total: €39.7 / m² – The craftsman may get some of it cheaper, but then he earns an additional 10-15%. He also has to procure the material.
In addition, there are starter rails for windows, window sills, mesh corners, base edge/base rail, possibly protective mat or fleece in the ground-contact area.
The work over the surface takes about 1 hour / m² for all steps combined. At a gross hourly rate of €70.
Additionally: scaffolding, preparatory work, small jobs and small parts for disassembly/assembly of doorbell, heating outdoor sensor, outdoor lighting (at least reinforcement in the insulation), and so on. Earthworks and landscaping for the splash protection strip are probably not included in the mentioned offer – but that will also add on.

Therefore, prices under €100 / m² are already damaging to business, and €130-160 depending on facade and actual incidental work are justified in my opinion.

I don't know where these prices come from, but I have different ones.

14 cm EPS insulation costs 11 euros delivered.
Which top and base coat? Who still does that on the reinforcing plaster?

Man, the plastering crews work by piecework. If they took 1 hour per square meter, they would have been fired long ago.
The executing companies do this every day and are correspondingly fast.

The styrofoam board is glued to the wall with PUR foam. Transitions can be smoothed, etc. Dowels go in, then the reinforcing mesh is applied with reinforcing adhesive in a thin-layer process. Afterwards, a plaster base and the colored silicate plaster are applied.

11 € insulation
PUR foam 1 €
Mesh 1 €
Reinforcing adhesive 5 €
Dowels 0.50 €
Plaster base 3 €
Silicate plaster depending on color 6 €

That makes 27.50 € material per square meter for me.

If the skilled worker needs half an hour, at 60 euros hourly wage, that's 30 euros labor cost.
Okay, then maybe 60 euros can be calculated.

My plasterer plastered my gable sides because I have a fear of heights and can't work there. He came with an apprentice.
They applied the colored silicate plaster on 50 sqm of gable surface with 2 windows and the roof slopes between breakfast and lunch.
Let's say in 2 x 4 hours. So 8 hours, which corresponds to a work rate of 6.25 sqm per hour. So that would come to 10 euros per sqm.

Every company has to and should make money. As I have written here several times, people are simply ripped off completely.
Mostly out of ignorance. Whether roofer, electrician or heating engineer.

So if you build through a general contractor, you should know that everything is marked up 3 times. The client pays for it.
The advantage for a company offering ETICS is that it can charge a lot and has to do little for it. The plasterer doesn't have to carry sacks or set up a silo, he doesn't need a plastering machine, and relatively little experience is needed compared to conventional plastering.

I don't care, just pay 150 € for hazardous waste and be happy with it. I have largely refrained from it.
