No one has a crystal ball, for building to become attractive again in the future, unfortunately rents would also have to rise. It may be that building material prices will settle down a bit again, but with rising wages and producer prices, this is unrealistic in the long term. Maybe in 12-18 months there will be cheap, semi-finished houses.....who knows. With rising building regulations, energy costs, minimum wage increases, etc., this is actually hard to imagine. I rather wonder how enough new living space will be created in the future. (probably residential blocks for the masses) There was recently an article in Focus: "Prices way too high": Expert sees the end of single-family houses coming That way the problem with land consumption will soon be solved by itself. Who would have expected such a bang a year ago.

Or terraced houses with 200-300 sqm plots will be created. Something similar is already being developed in Beelitz-Heilstätten. And more projects are being implemented in Beelitz.

Cool headline ... Crash prophets are always my favorites :)
Single-family homes are not only newly built but have existed for decades. Of course, they will continue to be traded and in demand.
The important factor is the price, and we will see what really happens.

At the current prices, the end of affordable housing for the masses has also come. No project is profitable anymore below €10/sqm cold rent – even in structurally weak regions with low land acquisition costs. Social housing/price-damped apartments have to be compensated by significantly higher prices in "normal" housing within the project. Whereas "price-damped" in Düsseldorf is, for example, €10. The cashier + the logistics worker with two children simply cannot afford a new building.

But that has been normal for 20 years. You can also build nice semi-detached houses on them.

Please do not lump me together with crash prophets. This was about whether construction prices will fall again in the future or stabilize.

Honestly: I don't know. I simply don't know, but the risks and the predictability of such projects have increased significantly lately.
