In the greater Leipzig area. Specifically, we are looking for plots in Borsdorf (especially Panitzsch), Großpösna, possibly Markranstädt, possibly Zwenkau. Borna is too far away, Schkeuditz is out of the question because of the airport and distance. We work in the center of Leipzig or in the southern area.Where exactly do you want to build in Saxony? The prices vary extremely. It would be helpful to give a specific location here.
Where is that?We live where you can quickly get rid of 330-580€/m2 according to my latest info... unfortunately, there are virtually no plots available.
I don’t know exactly how luxury is defined... I’ll tell you what we imagine. Basically, a bungalow would be nice, but it doesn’t have to be if it’s not affordable. Important to us are the quality of building materials/products and low energy consumption. We don’t need a basement. We have already excluded timber construction for ourselves. I would like thick, solid walls made of brick on a concrete slab, preferably with real clinker facing bricks. Underfloor heating throughout the house, powered by a geothermal heat pump, triple glazing. I am not unskilled in craftsmanship. The problem is rather time. Our idea was that the “important” rooms such as living room, kitchen, and bathroom would be done by craftsmen. The other rooms (painting, tiling) can be done later or as DIY. Floors generally preferably in tiles, wood-look flooring in the living room. Roof: engobed roof tiles, if financially possible, very much preferably slate roofing. Garage, outdoor facilities, etc. can wait for now. Outdoor facilities can also be done gradually by ourselves. We would like the walls inside to have this fine plaster without wallpaper. The kitchen is my most important room! I am planning about 15 kEuro for it.What are your requirements for the house? Does it have to be luxury, can it be a simpler standard, do you want to do a lot yourself? I think you can definitely push down construction costs with KfW loans and compromises. And regarding the plot... you have to see how many compromises you want to make there. Tell me a bit more!
That’s a great tip. Just this morning, a real estate agent told me that a plot for which we are on the list was bought by a developer. But he still has the listings on the real estate platforms. So the agent reserved it for the developer and doesn’t want to sell it to us?!Developers don’t buy but only reserve. Just as an end consumer can do. You can point this out to the sellers as well. They don’t get more money from a general contractor/developer than from you.
