Construction costs are currently skyrocketing

The cbm of structural timber / glued laminated timber beams has increased from 250 last year to 900.
I have seen the invoice myself.
That obviously puts big holes in the budget.
They used to build 250m2 houses or two-family houses with 130-140m2 each for 250k, now it costs at least 350k.
Not even the Russian house builders can compete with that.

Yes, maybe, but just calculate how many m³ must have gone into the construction to justify the gigantic additional cost. That realistically can’t be the case. Even if KVH has risen from about €380 to €1200-1500 per m³. Honestly, someone must have lined their pockets.

Glued laminated timber m3 has increased from 700 to 1200 euros this year. That's quite steep.

I can give you feedback from my neighbor. He had it done last week. Roof frame instead of 18,500 now 57,500. They are all rather bigger houses, about 250-280m2, but still. For me in November there was already a 4k surcharge. But wood will fall again. As for EPS, XPS, bitumen, steel and construction sand – no idea. I dare to doubt it.

He also didn’t get the roof frame for €18,500 before. I have an invoice from February 2019 for a roof frame of similar size for €33,000.

There is simply always so much nonsense being told. Especially since labor costs are also included...

about 30m3 I also find it too expensive and would have taken legal action to settle somewhere in the middle. The question was where the increased material price is reflected: shell construction through cement and reinforcing steel +20% XPS insulation 100-150% Roof + roof truss about 40% Styrofoam for screed insulation adds another hit, Otherwise all material about 25% These are my values from the last 12 months in comparison. The values are realistic and documented. Of course, the materials can become cheaper again. Best regards

The clientele is immediately put down at the beginning because it says, at that price you can't build. They don't even dare to come in with other questions anymore.

I have never thought about that and would find this development unfortunate. I hope, please do not take it the wrong way, that you are wrong. ;-) What actually always surprises me are the kitchen and outdoor facility prices mentioned here. My husband and I will stay well below those ... and I still think there is nothing wrong with a used kitchen. What I also find interesting is that on almost all pictures "always new furniture (?)" can be seen. We will move with our previous furniture. Oh, a topic for maybe a new thread. :)
