Heritable lease is an alternative. We have it too. You can get a home loan if the lessor is reputable, like the church, for example.
And you don't have to tear down the house either. However, the house and the leased land are still inherited.
But you save on financing the land, which is very convenient.
The forum itself also gives many tips; there are threads about it as well. You can also start threads yourself ;)

The prices for leasehold ground rent have long lagged behind the low interest rate levels. However, this has definitely changed in recent years. One really has to ask oneself whether one wants to spend 500€ (example) per month for leasehold ground rent, or 520€ for a loan. In the latter case, the land belongs to you after 30 years. I see hardly any advantages there. The people in my environment who have done this were simply forced to do so due to a shortage of land.

I actually had no choice. Either leasehold land or no property. At €340 per m2 and about 320 m2, I pay about €180 monthly. Could I have financed that at about 1% interest?

Yes. That's a good 2% lease rate, so there's still something left after the interest.

€340 * 320sqm = €108,800
€108,800 costs at 1% interest p.a. €1,088 or €90.66 per month

I recently watched a documentary that, among other things, dealt with hereditary leases. And about how some municipalities only release their building land this way so that they don’t lose control of it but ultimately retain ownership (and to deter investors). For me, that would not be an option at all. Either ownership or rent, but not this in-between where I pay for decades and in the end it doesn’t belong to me, even though my house is on it. I clearly see the advantages on the lessor’s side.
