On average, a house/apartment purchase or new build currently costs around €530,000 or €540,000 (I don’t remember the exact number anymore). Meanwhile, the equity used has continued to increase (now on average over 20%). This is the statement from the market leader Inter...hyp. So there is apparently still enough material on the market for the average earner – but not in every location.

Perhaps prefabricated house manufacturers will return to "standard" products at affordable prices. The advantage would be the predictable prices on both sides.

Speaking of prefabricated house providers... the rumor mill says that a large prefabricated house provider starting with S pays €30,000 if you waive building your house at the now uneconomical fixed price. No idea if that's true, the kitchen installer mentioned it during small talk anyway.

I find the note interesting but am surprised by it, as I assumed from other posts in the forum that it is now so easy (or supposed to be easy) for construction companies/prefabricated house providers to cancel existing contracts.

This one starting with S is Schwörerhaus, we have heard that too. It was offered to a neighbor. What surprises me: in 2014 during our factory tour Schwörerhaus advertised that they only use domestic wood. And no subcontractors. Seems like that has changed.
Back then, the standard model they offered was very cheap. However, the preliminary sampling was omitted and currently the time span is over 24 months from signing.

It depends on the contracts. We also went to the mentioned manufacturer and were pressured a week before Christmas 2020 to quickly sign a preliminary contract to secure the old prices. With an extended price guarantee of 18 months. I don’t know under which conditions the price guarantee applies, but I assume the usual building permit + financing confirmation (+ selection of fittings). We would potentially still be within that now. At that time, nothing was known about BEG withdrawal clauses; back then, there was only the "old KfW." From which we would have then dropped out, and BAFA would not have been sufficient either (maximum 2 years). Added to that the increased interest rates, and you might reconsider building the house when it was already calculated very tightly.
