Braas Tegalit no longer available. Switching now to Frankfurter Pfanne.

I have no idea about that, but if the pure costs are 2700/sqm, how high is the usual selling price? So not in Munich or something.

we also wanted Braas Tegalit. ;( Do you happen to know when it will be available again? Over the weekend we were at a large tile exhibition in southern Germany. According to the seller: the warehouses are full, it is being artificially controlled what should be bought (namely, what is currently in stock). High-quality tiles are becoming increasingly difficult to get because some important additive is mined 70% in Ukraine... White tiles are slowly no longer being produced because a lot of this additive is needed. (Unfortunately, I forgot what it is called). Our shell builder was supposed to start after Easter. Yesterday a phone call: earliest end of JUNE!!!!

That sounds fantastic. I know the company and can only congratulate you!
Buy tiles, door frames, and the heat pump? Or put pressure on the heating installer.
Interior doors have always had 8-12 weeks delivery time if the frame is to be custom-sized (i.e. measurement after interior plaster).

Not sold individually, the second project is located in the third largest (and poor) Ruhr area city. Moderate rents - new build around 12-13€, subsidized 7€ (roughly). So also no luxury, that would not be affordable there. The average selling price would be about T€ 5 per sqm - but of that only about 600€ proportionally land for the sqm/living space. Apart from that, construction costs in Munich or Hamburg are not significantly higher. But if already 60% or more of the price goes to the land share, you have to take purchase prices beyond T€ 10 per sqm there, even if you only build for T€ 3.

Are we talking about multi-storey residential buildings here?
Which are cost-wise - by far more efficient - than single-family houses.
Just the ratio of exterior facade to living space alone!
