Then just keep searching, or wait 1-2 years until the overheated market calms down a bit and simultaneously save some capital. Or join a gym to build muscles for own labor. Funny, I’m in 3 Heinz von Heiden forums on the blue F and it’s the same there. Although I notice that hardly anyone builds with a basement anymore. And many are building somewhere far out or in the cheap, economically weaker federal states in the north/northeast.
Here in the area (Munich metropolitan area), there are places where you are not even allowed to apply for a building plot if you have more than 150k in equity. And preferably you should have at least three children and be active in five clubs. But the plots sometimes cost 400-500k. Fortunately, we didn't have this equity rule here. But I'm really curious if they will now relax these allocation guidelines, because otherwise it only really works if both parents work full-time (with a very good income) and the children spend the whole day in daycare.
