Friends of ours built their own single-family house of 150 m2 11 years ago (craftsmen) and purchased the plot with 500 m2 ([quiet but infrastructurally central location]) cheaply from the municipality. Construction + land costs back then totaled 275,000€. The sale took place last week for 950,000€, there were almost 50 applicants within 2 days of the advertisement. From the capital, there is now a stylish apartment with a garden by the sea and with the remaining money they retired early around age 50. Some people are just lucky…

We listed our condo for sale 10 days ago (at the end of the year we will then move into the house) and the interest from potential buyers has been extremely low so far (despite a private sale and popular location). Six months ago it would have sold over a weekend. We will probably have to be patient, but I would like to know soon what we can plan for the outdoor facilities next year :)

You know the sale price of the house... what did your friends pay for the apartment with a garden by the sea? Please include all additional costs? Can you name the area for us?
Remaining money for early retirement? So there are still 15 years until their official retirement. Without income, how much money do they need per month for 2 people to live worry-free? I guess a total of 4,000 euros, because they still have to pay for private health insurance? So 50,000 euros per year, which makes 750,000 euros over 15 years?

Who says that the selling price is all the credit they have? What about due life insurance policies, stocks, etc.? I consider the €4,000 to be very comfortable and therefore overestimated. We need about €3,500 per month for a very worry-free life for the three of us (son is 1.5 years old). This already includes loan payments (€734), private health insurance (€650), daycare fees (€350), and various long-term savings of €500. With the rest, you can live well. So two people need significantly less than €4,000, but of course, that is as individual as life itself.

These are the kind of stories that in recent years have led many people to buy houses that are too big and too expensive for their income. After all, they could sell them with MEGA PROFIT after a few years if necessary.

I doubt that the option of selling (one's own single-family house) is the reason why any builder has built even one square meter larger. Those are rather other reasons (prestige, low interest rates, bank financing behavior, etc.) and others that I can't think of. However, I believe that "such stories" have indeed led one or another person to acquire an apartment or a house as an investment property. At least I know some ;-) who have bought several properties in the last 8 years and have actually made a cautious estimate of at least 100K profit per property so far. Of course, so far only on paper. You only really know for sure when the property is sold.
