At current prices and interest rates, it will hardly be possible to build with this household income.

Oh dear - who is supposed to build with a gross household income of €60k?
The main thing is that something is done - hardly anyone will be able to use it.

Everyone who (unlike the mostly presented detached single-family homes with 180sqm etc. in this forum) buys from affordable developers - dream houses, German terraced house etc.

Apparently, I was unjustifiably happy for the low earners. However, it might still benefit those among them who have craftsmen in the family or inherit a property or receive a financial subsidy from their family. I just (still) don’t want to give up the idea that people with lower incomes can also build/buy, as in earlier times. The thought disgusts me that in Germany only wealthy or rich people should be able to acquire property and so many hardworking and diligent people come up empty, especially considering the worsening housing shortage, and have to be afraid of losing their apartments for reasons such as personal use or similar.

Edit:

A glimmer of hope, thanks for that.

There is quite a bit happening in the inventory. Thanks to gas.

Terraced house from the 80s
==> Purchase price May 2022: €419,000
==> Purchase price October 2022: €349,000

Those who then do a little energetic work themselves get 131 sqm of living space and 320 sqm of land for an affordable price (only 35 minutes to Düsseldorf city center on a clear road or 20 minutes to the Ruhr area).
