Everything you write is correct, but the discussion is going in circles. What about the construction costs? Somehow the topic has become quiet (not only here in the thread).

It was stated here before the last "Basics" block: Costs for roof tiles are expected to rise by up to 8% in the short term. And it continues nicely now. The banks will also react to it.

We were at the model home park of Viebrockhaus 1.5 years ago.

Yesterday I received an email..

as you have probably already noticed, there are currently massive price increases and repeated supply shortages for building materials throughout the construction industry.
......
However, we are also affected by the price pressure in the market caused by the shortage. Therefore, we will unfortunately not be able to extend the agreement for a prolonged fixed price commitment for construction starting until 31.10.2022. Rather, it must be assumed that for new contracts with construction starting after 01.07.2022, we will have to charge a business cycle surcharge.

.....
To still benefit from the existing prices, a timely contract conclusion is worthwhile.

For all those who have not yet signed, there is already some pressure building..

We are currently noticing it with our wood-aluminum windows from a regional supplier. Price increase of 11% as well as a delivery delay of 3-4 weeks. According to the supplier, this is due to various factors, the delivery delay mainly caused by the aluminum profiles. Allegedly, the paint is also in short supply.

Otherwise, our screed layer has already announced that EPS insulation requires a 5-week lead time for ordering and has become nearly 25% more expensive. Compared to the windows, this is uncritical. We have no problems with the flat roof, as the roofer had already secured everything. However, he also mentioned short-time work for several colleagues due to material shortages, not due to a lack of orders.

That is it for us so far and I hope it stays that way. Especially that the shell builder has taken care of the external insulation early enough...
