That's not arrogant at all! It is a clear and down-to-earth analysis. It is about the fact that for several months many people have been living/financing beyond their means. But this is not because of the families and couples themselves, but because of the volatile economic circumstances they suddenly face - material shortages, interest rate increases, exploding prices and properties that are not worth half a million in the bank's valuation basis as they are being asked for. And of course, those who can only fulfill their dream with gritted teeth are the first to fall into their own financial construction pit. (And yes, I am also not among those who just received 100k from Aunt Elisabeth from Berlin Zehlendorf as a small advance).

I don't think it's meant to be arrogant at all. It is simply the case that there are different price ranges for houses, just like with cars, clothing, etc. And that's a good thing because people have different sized wallets. This does not mean, first, that there must be inferior quality (but for example, a choice of 2 instead of 10 door handles as standard and small-format tiles, etc.) and second, certainly not that you can't be just as happy in a cheaper house.

But of course, cheap in the sense of lower quality does partly mean that. There's a difference between installing inexpensive plastic windows/front doors and whether wood/aluminum is used. But as in life, the Dacia will get you to your destination just as well as the luxury limousine. When in doubt, you'd rather have a Dacia that makes you happy than no luxury car at all!

I find the window now a rather unfavorable example. Wood/aluminum is already somewhat luxurious. But the wall construction of Allkauf Haus, for example, I find inferior. Especially because with a prefabricated house wall you can very well hide everything behind the panel, I do not understand why you then absolutely have to slap polystyrene on it. That probably saves a few euros on the wooden posts, which can now be thinner. But I did not want something like that where it can be avoided.

Sure, there are examples where the price is related to quality... I only said that this does not HAVE to be the case.

Interest rates are currently stagnating. However, the swap is going down.
There was also an announcement today that the ECB is considering a rate hike in July.
