How far along are you? In your area, I think I've already spotted the first cranes :) We are now also considering going into individual contracts with the architect (and finishing the interior almost completely ourselves - already working there) but getting craftsmen will probably be a challenge o_O

But you were the one with a general contractor and a 13-month fixed price guarantee? So where is the problem? The only general contractor I can currently think of with 13! months guarantee is Heinz von Heiden. And if you meet the requirements within those 13 months, you won't pay a cent more. Besides, you apparently have a 70k€ buffer?! How much does your house cost and how many square meters is it? Sorry, but I really don’t understand why you’re getting so worked up about this.

Because we have many trades that the general contractor does not take on or that have become much more expensive, which I handle myself (through connections). Among other things, disposal of 500m3 of soil/slate. The price has simply doubled. These are the items that make me think a bit. Once the foundation slab is in place, I will definitely be more relaxed, but until then I remain tense….

I'm a bit sorry to say this, but you then saved money in the wrong place. You build with a general contractor because, firstly, you don't want to constantly deal with trades and, secondly, for the fixed price. No offense meant.

But I've also been a bit nervous the last few days when reading that there are problems with roof tiles, steel, tiles, and so on. Most of it is not my problem but that of the general contractor, nevertheless it stresses me when there is a risk that the construction site will then be stalled for a while.

That is of course annoying, I'm reading this for the first time. You have a €70k buffer for the trades? That gives hope.

What should one currently expect (contract award to construction company) and construction start Q1/23 per sqm turnkey? Region Northeast Bavaria... Land costs here developed depending on the town 70-100€ if that helps for the assessment...
