We are about to start work on our flat roof construction with an added attic floor (approx. 140 m² total area). The roofer quotes, if anyone is even interested, are completely unrealistic. The architect's estimate from half a year ago was 35k. The few offers we have received are at 60k. According to the Federal Statistical Office, price increases are "only" 8%, and even wholesalers state material price increases of 5 - 10% online (Bauder). Where does this discrepancy come from?

Cross-subsidization of losses from assumed offers that were realized in the last 6 months.

Did you get a quote half a year ago? Presumably, the architect's estimate was already way off?

No. But he builds exclusively flat roof buildings. Therefore, I assume/assumed that his estimates are quite accurate. I certainly can’t imagine it...

Staffel is expensive luxury, you will notice that not only with the roofer. Maybe the order book is just full.

This cannot be said in general. Up to a certain glass area and wall opening width, the additional costs for larger windows are comparatively reasonable. So keep your eyes open when planning the windows ;)
