Alright, such a higher-quality shell is, of course, available for significantly less money. At least initially. And of course, the all-around craftsman or the one with the Polish crew usually comes off cheaper than the merely average craftsman. Unless botched work was done and expensive rework is required afterward. What kind of heating system would that be where you can still do without photovoltaics and a fireplace these days? With our Proxon, it wouldn’t work at all without photovoltaics and a fireplace.

You must not forget that gimmicks like photovoltaics are now mandatory on many plots in many new development areas. Just like a ban on fireplaces. Doing it yourself is good and saves a lot, but it is very individual and not comparable. Only what is offered and done by craftsmen is comparable, and there we are at an average of 2,900 to 3,000. That's facts. If someone can do their shell construction themselves as a bricklayer, fine, saves a lot of money, but it is in no way representative for the average.

Yes, those are absolute exceptions and bargains. Not everyone can do that. Not everyone gets such a lucky find and can also install/glue it themselves. A lot is really generalized here, assuming that every single person can make the same bargains and install floors just as well as YOU. That is not the case. Therefore, the guideline price of 3000€/sqm still applies. Apart from the fact that I have often admired the mentioned DIY results. I’ll put it this way: you are always proud of your own children, no matter how they look.

Very diplomatically written.

We could only do the standard – or at least what I consider standard and what you can manage without training in the field with limited craftsmanship skills.
Vinyl laid throughout the entire upper floor (except the bathroom) – floating, so a click system.
Everything on the upper floor except the bathroom painted by ourselves.
We had everything wallpapered with smooth fleece and also painted on the ground floor. I’ve never wallpapered before and didn’t have enough time to paint on the ground floor. So there was still potential to save here. At least the painter gave me all his materials for covering and taping. That way he could start properly first thing in the morning. He also lent me his sander the week before; with it, I was able to sand all the walls and concrete ceilings. I had never done that before, but with a little practice it was really doable.

Admittedly, I was always a bit jealous of all the acquaintances who had a bunch of craftsmen in their family and circle of friends – electricians here, bricklayers there – they got everything *ahem* significantly cheaper. We only have lawyers and engineers, so at best utterly unskilled in craftsmanship ;-)

Why no more laminate?

That's why, I poured after my wife had also poured.. the water ran out and stood on the laminate.

10 years ago when we built, vinyl was not really an option yet, especially some kind of aversion, maybe also wrong ideas. Meanwhile, a lot has changed, also visually and tactilely, laying it is really a joke, for a roughly 100m2 apartment we took about 30 hours with many doors and corners.

I love tiles, back then I didn’t want any upstairs because of the cold. But with underfloor heating, that is absolutely nonsense.

A completely inept engineer should have their degree taken away...

Apart from that, a completely absurd sense of entitlement has developed in the younger generations. My grandfather was glad after the war to be able to build a house so that his family of four would have a roof over their heads. No one thought about parquet, Q3, or a garage back then, and the fireplace was necessary because that’s how the house was heated...
