Yes, they do forward loans. It just costs a small surcharge, nothing dramatic.

Without wanting to be too personal, and without knowing how much time has passed, the question, buying/building something again? Aside from that, with a new build you also get a year free in which the money is made available.

Yes, we are now 4 or rather 3.5 (because my daughter partially stays with her father) and we are not really happy in our apartment but sufficiently large apartments are almost non-existent, whereas relatively affordable houses still exist. Now we were lucky to buy the mentioned house with about 190 sqm living space and a bit over 600 sqm plot, built in 1994 and extensively renovated in 2013 etc., for 240,000. Naturally, we do not hesitate. It's practically a friendly price.

Negotiating the provision period appropriately should be enough, I think. Is the new house already confirmed? Because without a specific collateral object, you will hardly get a contract.

Why not? The first house was three years ago and still in the phase of rising property values. Despite the separation, one could have made a good profit.
