Construction costs are currently skyrocketing

We still want to build and do not want to get out of the contract. However, I asked here because I have no experience with whether and to what extent construction companies are allowed to pass on the increased material costs, reportedly up to 30%, to the builders. Having to pay 100,000 euros more just like that exceeds our means and willingness. I just don't want anyone to suffer harm, neither the construction company nor us.

We would neither want the 25,000 euros nor the 50,000 euros, we want our house at a price we can afford.

Maybe there will be information or statistics in the future about how many home builders agree to this. For those who, for whatever reasons, do not urgently need a house right away, this is probably a viable option. For my husband and me, this would not be an option; we are already too old to delay building the house any further.

So your house only costs 300,000€? But you already have a buffer for additional construction costs and anything else that might come up?

With the planned 300,000€ for the house (right?), it seems to me that an additional six-figure sum will be added anyway. I hope all the ancillary costs, additional costs,... are at least planned for? Otherwise, I can’t imagine the cost increasing by 30%. Maybe 10% as a rough figure. However, even without the corona effect, most of our bills have already become that much more expensive.

Just because the material has partly increased by 30%, which is currently no longer as bad, it does not mean the whole house will immediately become 30% more expensive. There is still a large proportion of labor involved.

However, it is quite possible that a small regional home builder will build your house for your planned budget + the buyout sum at all and faster than a large national prefabricated house builder.
