We signed our general contractor contract in January and the price was not changed until the start in August.

That’s what a signed work contract is for, isn’t it?

My contractor said that he definitely feels the decrease in the price of wood and will also reflect this in the final contract for me.

One will hardly notice any price reductions or better availability. As always, people prefer to complain rather than say that things are going well.

Who likes to admit that they have made a profit due to fixed-price contracts and lower material prices?

I recently talked with our plumber. Like with every trade, I also asked him if he noticed anything about the raw material shortage. First reaction: "no. Not with me." Then he thought about it and still started a complaint song.

Often the spontaneous reaction is the more honest one.

Currently reading in Energiebau that from August 20 to August 21 construction prices increased by 12.8%. Wood: +46.5% Concrete: +14.8% Steel is tendentially "allocated". The last price increase of a similar magnitude was probably in 1970.
