136€/sqm all in is very expensive? I would have estimated it differently. But I am also still waiting for the offers for us...

I find that a cheap to reasonable price… at least for Cologne conditions. Scaffold included as well? Covers for the dowels so that they don’t show through later?

So I am not currently up to date on that. Maybe I am wrong. At first glance, it did seem expensive, yes.

Have just awarded ETICS work (without scaffolding, provided by the roofer) for 26,000 euros, 280m2 area, just under 100 euros / m2. Renovation of existing building 14cm WLG 032

Three to four years ago, the price was €150/sqm gross including scaffolding, but with stone wool!

Complete agreement. Friends live in their 100 m2 new-build apartment with terrace and 170 m2 garden on the ground floor of a very fancy multi-family house (it looks like a villa). Only 10 apartments in total with underground parking, janitor service (who also mows the lawn), elevator, and central downtown location. By the way, the view looks out to a small woodland at the back. You can see 50 m into the distance. And a service charge of 300€. That leaves even more for travel/enjoying life, etc. And the neighborhood is also very well maintained. From my point of view, you can also endure it very well there. There is always something to deal with in a house, and in an apartment (upper standard) you have a very nice life especially in old age, in a good location, without being dependent on a car. But since we are in a house-building forum, I naturally expect opposition.
