This is not generally due to a controlled residential ventilation system, but due to a poorly planned controlled residential ventilation system. A small difference with massive effects.

Can you rely on it if Zehner designs the system? Or does it need to be specially checked?

Then you either calculated poorly or have an expensive loan, or rents are still very cheap where you are.

I once estimated that with the interest paid in the first 10 years (due to the fixed interest rate being a smaller component), you could rent a comparable house for three years. That was enough for me to tackle the project. Acquisition costs, additional costs, etc. of course reduce the cost savings, but there is still a lot of room there.

Have you also factored in the rent increases? You shouldn’t assume that the cold rent will remain the same for 60 years.

We currently pay, for example, 550 € total rent (400 € cold rent) for a 70 sqm apartment. The next tenants would pay 800 €. House costs including land are about 580,000 €. 0.96% interest with a 10-year fixed interest rate. If I now calculate without interest, I come to 120 years (580,000 € / 400 € / 12 months). The question is, how far should I now compare or relate a 70 sqm prefab apartment with a 140 sqm new bungalow + about 1,500 sqm of land? The house also has value, the rental apartment does not.
