Disclaimer, in case the doomsday prophets show up again: everything is always more expensive in Bavaria. So it can definitely be much cheaper elsewhere.

How do they imagine that? It's probably not feasible for 90% of the builders... You can't finance a 45% buffer and if I don't draw on it, I still have to pay a massive penalty to the bank?

How is it going with you guys now and who are you planning with? We also wanted to build in the Tirschenreuth district but are about to abandon everything.

In Bavaria, the clocks have famously always run differently, and because of the prices, we are therefore already where the rest of the country will only be after a few months :D

Signed the purchase contract in Dec '21, today - April '22 - we could no longer afford to build just because of the doubled interest rates. Financing would fail mercilessly. Not to mention the price increases since then and the cancellation of the KfW subsidies, which still existed back then... Would not build now... but wait a few years and then take another look...

I mean, it's nice for you that it works for you, but many who are not desk workers (and earn less) have to be present at the workplace.
