Oh dear, that’s terrible!
Were there already concrete offers in 12/2020 or did the architect just "correct" his calculation? Then I would be interested to know if the previous calculation was accurate....

Somehow all of this seems very strange to me. Apparently, some companies/tradesmen have major problems with procurement and costs. For the larger ones, somehow not. I spoke with a larger general contractor on Friday and they said that currently there is no problem with materials. Also, there is "still" no surcharge being applied in the calculation.

We are building with an architect. Planning began at the end of 2019. Currently, we have no problems or price increases with our tenders and the subsequent offers. Only for the availability of materials is no guarantee given at the moment. I believe it really depends on how you estimate or calculate the costs in advance. If you estimate poorly beforehand, you don't need a wood or raw material crisis to be shocked by the offers in the tender.

There are some adjustment options that a general contractor can use to get away with a blue eye. Whether it is always good for the client is another matter.

It is also always a difference whether you order
1k screws or 100k screws.
The boss negotiates on the side or a whole purchasing team does.
The sample fittings are partially agreed upon directly with the craftsmen or are bound to a sample fitting center.
Are craftsmen taken from around the corner and always work with the same subs, or is it tendered and the cheapest taken?

The crisis spread by the media is, of course, a welcome opportunity to distract from one's own failure in estimation. ;)

Heard today at the breakfast table from the affected parties that their semi-detached house in timber frame construction (for which contracts have already been signed) will become about €17,500 more expensive in total (the amount is for both halves together). However, from 01.07.2021, they will "start anew" with new contracts, which allows the possible subsidy of €150K per semi-detached house half to be claimed. This extra subsidy will probably roughly offset the price increase.
