hm… we paid about 3600€ for 3 x 5.5. With massive posts. Well then. Including foundations.
I would say: Your price is not really a significant level, just like my price ;)

Old Finn, people in our region almost build their own homes for that per sqm.
Until two years ago it was said 250k and for €750/month repayment you get your 130sqm bungalow and the land.
It really makes you wonder whether the higher salary actually translates into quality of life, or is eaten up by the costs.

Many here will deny the 250k/750€/m2, but I can roughly confirm it. Although it’s not 130 m2. But also not a metropolis, rather about ~150 km in any direction, so rather countryside, where you don’t have a supermarket on your doorstep and sometimes have to drive half an hour to the nearest pub, cinema, or restaurant.

I think when it comes to housing, there are regions where you really have bad luck. It's no coincidence that there are repeatedly reports about desperate tenants who can't find anything in Stuttgart or on Sylt and live cramped with their families or don't know where to go in case of owner move-in terminations. Even before Corona.

That would rather be the situation from 5 years ago. Now this problem has also deeply penetrated rural regions. See the latest statements from the Bundesbank, which no longer sees exaggerations only in the metropolitan areas.
