I am still waiting to receive anything at all. According to the purchase agreement, the municipality covers the property tax for 2021; since January, I would be responsible. It’s probably still lying on a stack of papers ;)

I believe DE is very, very far behind Australia if I read this right. Almost nothing is done by post here anymore. The postman only comes 2-3 times a week now.

You also don’t go to a notary when buying or selling; there is a "property conveyancing service" for that. A notary doesn’t do such work, beginners do because it’s terribly boring. Both parties agree on a company, you receive mail, sign, and send it back. Compared to DE, a lot more is bought and sold here. That’s why we don’t have a registration requirement (except when there are elections because voting is mandatory). You apply online for a new sticker with your address for your driver’s license if you remember.

No one here has to do anything about property tax. Every 3 years, the Western Australian Land Authority (Land Gate) determines the "rental value" of houses. The municipality then says, we need $12,345 million next year and calculates a dollar value (rate in the dollar) per rental value. If the possible annual rent is, for example, $30,000, the municipality multiplies this by a factor, say 0.08; that means my property tax is then $2,400. Retirees pay less, though.

And that’s it. Everything is networked here, whether I go to the pharmacy, whether I earned a dollar in interest, whether I have private health insurance (important because it lowers my tax liability), the tax office knows EVERYTHING because all authorities are interconnected. That’s why practically everyone who earns money from employment can finish their tax return in 5 minutes because everything except the salary is already pre-filled. One week later, the refund is in the account.

If I was not the owner as of 01.01.2022 but only as of 01.07.2022 - do I still have to?!

That may also seem somewhat distorted when one person writes here. Almost every authority, every insurance company or wai offers an app for downloading or sending or email communication. Nobody had to until now, either. But after 100? years there is apparently a reform. And even if only 20 years lie between… there will be some reforms with you too. Yes, everywhere else, but not necessarily better. I am not a fan of our data protection law, but when I read this, I am glad not to live in your country. I’d gladly take the path of slow bureaucracy.
