Construction costs are currently skyrocketing

Well, it cannot be denied that some, and not a few, are filling their pockets under the guise of Ukraine (previously called Corona). One should and must not believe everything and everyone who holds out their hand. For three years and even before that, there has been a lot of profiteering in the construction industry. Not getting caught up in the price gouging is particularly difficult right now, but haste has never been a good basis for negotiation.

These prices have nothing to do with wages and material costs.

I can still build a simple house today, without much frills, with a lot of own work and some skillful material purchasing, for 100,000 euros. Solidly built with massive construction. No matter if in the south or in the north.

No idea how the general contractors here come up with their prices, but I have to accept them anyway. Not everyone can build a house themselves, especially if you also have to earn half a million euros for a plot of land on the side and maybe also want to spend some time with your children.

My wife originally comes from northern Germany and we know from friends how much they pay for their houses there. And I am pretty sure that the house we are currently planning would definitely be 100k cheaper there than here (including additional costs and excluding the plot).

This southern Germany surcharge is made up of several factors (some were already mentioned here anyway) and probably cannot be argued away by picking out individual items like brick prices and comparing them.

Now for some positive news: We received an offer for tiles on 26.11.21 and another new offer for the same tiles on 18.03.22. There is no price difference and the chosen wall as well as the floor tiles are available. (A small downside; I prefer glossy tiles to matte tiles, among other things because glossy tiles reflect light better, but at the moment mainly matte tiles are offered and installed. Likewise, there is not a very large selection of colorful tiles, at least in local specialty stores, of course on the internet there is. Glossy tiles are currently not in fashion.)

No idea how the GUs come up with their prices here, but I have to accept them anyway. Not everyone can build a house themselves, especially not when you also have to earn half a million euros on the side for a plot of land and maybe also want to spend some time with your children.

In the south, for example, I earn about 1000 euros more net for the same job than in Berlin. And this applies across so many industries.
