Topic construction interest rates: We gathered the documents within a few days before Easter on the advice of the Interhyp consultant to submit a request. From this request dated 14.4., we have now financed at 2.54% over 20 years. Entered the same financing with Interhyp today, it is between 3.0 - 3.18%. Over 0.5% surcharge in about 3 weeks.

The Euro-Bund Future, which the construction interest rates are based on, broke through the range downward in February 2022, in which it had been since 2019. Meanwhile, the future has already reached the level of mid-2015. Within 3 months, we have therefore landed at the level of 7 years ago…

Construction loan interest rates are oriented to the swap curve. The swap consists of the bund yield and the swap spread. By the way, a lion's share of the increased construction financing is also due to the swap spread, which is currently at 85 bps and was still at 30-40 bps last year. The Bund Future is simply the value of a future on a fictitious federal bond.

Seriously: The entire lending process has completely decoupled from any logic. Just ask an average financing advisor why the interest rates are rising. 90% of the time you get non-answers like "that's just how it is right now." Of course, financiers were waiting for such an "event." And yes, you can justify it all. Some argue this way, others like you describe it, and yet others in completely different ways.

Actually, it doesn’t really matter. As long as the interest rate is below inflation, you have mathematically won :)
