So, to get back to the topic. As I see it, there is a lot of panic and also a lot of nonsense being told about construction costs. Yes, they have increased and yes, probably as expensive as never before, but the horror stories about 20-50% more expensive are simply not true. For one, I spoke with my general contractor who told me that prices have increased by about 5-10% since August last year. But not for everything! In addition, I had the prefabricated garage offer from 03.21 updated since we’re about to start soon. After all the statements here, I expected the worst but, look, a “manageable” 8% more. Of course, that is still a lot of money but far from these horror scenarios. Maybe this helps some of you :)
You can now happily call this a horror story, but
my personal horror scenario currently looks like this: (all in comparison to the 5 houses the architect built last year)
Shell construction +35%
Roof +40%
Other trades on average 10%
Congratulations on the small increase.
Unfortunately, that is not the norm. I know two parties who are currently building in BW and prices are flying around their ears.
I also know several builders. They no longer make any fixed prices at all.
Anyone building now should absolutely insist on fixed prices and then not change anything.
The situation Rick describes, on the other hand, sounds more familiar to me...
