If you mean the 20% I mentioned - sorry, that was of course referring to sales of existing properties, not new builds. That would rather bring into play again that I have no idea how construction costs are developing ;)
Whoever has to sell now for whatever reasons has to accept that they will achieve significantly less than two years ago.

The problem will be finding a craftsman for installation, they have only been familiar with manufacturer A for decades, sometimes also B.
Same game as with heat pumps. The current demand is overwhelming German manufacturers and German craftsmen. Outside of this bubble, the quantities are no problem.

Actually a very simple calculation: Around the corner from me (Cologne on the right bank) there is a house from the 20s for sale with about 350 sqm of land. The simplest of features but a nice plot. It is supposed to cost: 429 K€ (!). The approximate price per sqm here is about 900 €. The only option I can think of is demolition and new construction. 429 + incidental costs = 480 + demolition 35 = 515 K€ just for the land. A single-family house on it with 130 sqm x 3,500€/sqm, I'm overall at almost 1 million €. Who is supposed to/wants to pay that? I would estimate a core renovation at 125 K€-150 K€, depending on the building substance. That is still 650 K€. Assuming equity of 150 K€ and 2% repayment, I am looking at a monthly burden between 2,600 and 3,000 €. Ergo: The house is definitely overpriced and does not appeal to a buyer group that could be interested in such a house. And who can afford to tinker on the house forever without being able to live in it?
