But it can't only be due to price increases of a few materials, can it? A large part of the costs must also be labor costs, and those certainly haven't risen by 30%. And there are certainly some materials (Heizung, Sanitär, etc.) where there are no significant fluctuations.

Anyone building with an architect should always plan a 20% buffer.

Here it is now the 20% + 10% construction cost increase

If you look at the price increases in the areas of insulation, metal, plastic, wood, and cement, it is no wonder.

Additionally, some materials are simply no longer available on the market.

I just spoke with the neighbor who is currently not getting any KG pipes.

I think it is also the strong domestic demand. Everyone is at home doing something in the garden, house, etc. Short-time work, no vacation. Either there is time or money. It is similar with us, we had time due to working from home. I wouldn’t have come across the topic until the terrace. Our dealer had stress getting about 400 linear meters of decking together. It was no longer about the price but about the material. Now I hope we did not miscalculate..... If many small people buy a little something, it adds up.

Also, with the delivery of gravel, cement, etc., it was the case 5 years ago that delivery was on the same day. Now I had to beg to be scheduled 3 days later. The building material dealer said they drive like crazy, he is closed. They do not buy 3 more trucks just to meet a short-term demand faster.

So those who order something should rather order earlier and leave it standing.
