Those who cancel now but have previously synchronized their flight plan exclusively with a general contractor are probably not going to switch to individual contracting quickly – unless they had been pursuing a dual-track approach from the beginning. Our general contractor said that if we were to cancel, he would have numerous projects in the pipeline just waiting to start earlier. So our construction time window would have been lost, and here in the region individual contracting is pure suicide. o_O :rolleyes:
Of course, I also hope for everyone that it will go well!

We signed the contract with our [GU] in September. At the beginning of February, we started the earthworks and since then have sampled almost all trades. The shell construction on site is 40% complete. Our construction manager doesn't complain much but occasionally lets the delivery difficulties show. We hope that there will be at most delays, but no price increases.

We’re all keeping our fingers crossed that it stays that way. Feel free to keep us updated on your project; I think for many, this is an extremely nerve-wracking time given the circumstances. Did you have a fixed price?

We signed in August 21 for a fixed price for the house and the support measures (there is also a thread here under my old account that I would have liked to continue. But since I suddenly couldn’t log in from one day to the next and the forum operators didn’t respond to my multiple emails, I am leaving it dormant).
So far, everything is running smoothly from our perspective as builders. Supply difficulties and price increases are mentioned now and then, but never that any of this is passed on to us. Until now. :)

Hello everyone, I can only confirm this experience. In December last year, the foundation slab was poured and since January 5th, masonry work and further construction have been carried out diligently. We are currently working on the electrical installations, in two weeks the plastering. Then two weeks for underfloor heating and then screed. From the outside, only grouting remains. The windows were ordered at the beginning of the shell construction and delivered and installed on time.
So the house handover will probably be in June. Significantly faster than contractually guaranteed! About 230 sqm of living space were built, fully brick-clad in kfw40+ construction standard. Photovoltaic modules (43 modules, almost 17 kwp) were completely installed within two days, exactly on time right after the roof covering!
Everything is really moving very fast with us and all trades work hand in hand, as we have subcontracted electrical, photovoltaic and climate separately. We are building with a local company.
But I have to say, everyone is complaining. Sorry, I can’t put it any other way. In every trade everything is ‘really, really bad.’ Prices, material availability, delivery times, etc. BUT we don’t feel or see any of it. Luckily! Everything comes on time at the fixed price agreed months ago! I don’t want to argue about that with the craftsmen... But maybe only in this way can the ‘cash cow’ client be milked best. First jump on the bandwagon and complain about how terrible everything is, then the customer no longer wonders about a 10% price increase compared to the previous month. Please don’t misunderstand, Corona and the war certainly have a negative impact on the construction industry, but in my opinion not always to the advertised extent!
At least we (so far) have not felt it! Tiles, doors and stairs have not yet been purchased. Let’s see if it continues just as smoothly there! I hope so :cool:

Current construction costs - pure construction costs:
Project in a medium-sized city on the Rhine in NRW - multi-family housing complex, standard equipment and partly subsidized apartments - € 2,700/sqm living area
Project in the Ruhr area, multi-family housing complex (1/3 subsidized) - € 2,600/sqm living area
And we are talking about larger properties (hundreds of apartments). And these are only the costs, profit comes on top.

Everything is getting more expensive...
