By the way, even if it only indirectly relates to this topic, it now apparently seems that the secret has been revealed as to how the federal government intends to build the promised 400,000 apartments annually. :) According to (among others) Federal Minister of Construction K. G. through "... digitization as well as the elimination of outdated regulations – for example in noise protection ..." But at least she believes there is "enough building land in Germany." I would never have come up with, despite much imagination, that noise protection is overrated in residential(!) construction. ;-) Regarding building land, she may have also forgotten that we need the building land for wind farms. :)

(Bitter note: These apartments are apparently meant to be the enjoyable ;-) alternative to single-family houses.)

In Germany as a whole, there is certainly enough building land, just as there is enough living space. But it doesn't help if it is at the other end of the country. And the thing with the wind farms is not a problem. There are city parks everywhere that can be filled with wind turbines. Then the electricity will be produced directly where the Green voters live, and we save ourselves the power lines across the country that nobody wants anyway. Rare animals are also rather rare in the city park ;)

The 400,000 apartments will certainly not be reached in the next few years. Not even with the submitted permits

To what extent is digitalization supposed to help in residential construction? Do they mean regarding authorities, bureaucracy, and quick processing of building applications? [Randnotiz: selbst Corona konnte die Digitalisierung in deutschen Amtsstuben nur sehr bedingt fördern...]

no, there is really enough undeveloped land still available. Some of it are huge wastelands even in top locations of the metropolises. Leipzig, huge area, sold multiple times from one investor to another. Started at 10€ per m² (I believe the railway sold it for that) now it has reached 600€ per m². That is currently too expensive to build with an acceptable return. So it will probably lie fallow for another 15 years and then cost over 1000€? :eek:. And this is not an isolated case. Buyback by the cities, social WB (rent then around 6-7€ per m²), done deal. You just have to want it. *the political majority
