…and in Munich, where municipal apartments and municipal building plots were sold to the highest bidder, you have no chance of getting a cheap apartment either as a Münchner or as an outsider. I don’t have to think long about which I prefer…

To take the wind out of the sails of one or the other pessimist here...

My son is currently building and I am involved in everything. Yesterday the invoice for the material for the foundation slab arrived. 1.2 tons of steel in the form of mats, rods, etc. at a net price of €1,940.

A few pages ago someone wrote that a ton costs a mechanical engineer €2,000.
Somehow that doesn't match the price of our very small quantity, where 5 distributors in advance also made a profit...

Please don't all lose it. The world will keep turning as always

For the person who wrote that, unfortunately it’s already too late.

That fits, 1.5 net/kg is currently the rate - sharply rising. That is 100% more than 18 months ago.

Currently at about 1,350 euros / ton and that is roughly the price from a month ago. We have already passed the peak of the last few days. Unfortunately, more and more companies are getting cold feet and offering no price at all. The panic is simply absurd, it’s no fun! Unfortunately, building a house on your own is not that easy. :( ... the few tons of steel contained in a single-family house don’t make that much of a difference.

There are also other solutions besides the extremes "everything to the market" and "housing construction for everyone except the super-rich." The first step of any solution would be to accept that an excess demand cannot be solved by pure distribution mechanisms but only by either increasing supply or reducing demand. The latter is usually not desired, so the only option is to increase supply through appropriate new construction and building land. By the way, this is the most effective mechanism to take the wind out of the sails of speculators. It would also help to think regionally and to distribute employers somewhat beyond the region. But this point, for example, runs contrary to the interests of the cities.
