Yes, could be, although gas was just increased here (from €82 to €108), electricity was also recently confirmed (stayed the same), and water/sewage was just adjusted/confirmed as well. It’s possible that gas will be adjusted again next year. But so far it’s nothing to break a sweat over. Additional costs of €50-100 won’t kill me. I just made almost €3,000 realized profit at the stock market alone within 3 weeks plus regular wage increases. It’s annoying that the increases/profits go toward inflation, but I’m not getting worse off that way either.

That would have been a real shame for your beautiful house. But now it is firmly and securely built and delights not only the inhabitants but also the strollers with its beauty. ;-)

Yes, that's true. Currently, one could sell with a solid profit (if there were no HOA) and invest the entire money minus the remaining debt well in the stock market and rent something decent from the dividend yield... but my wife would kill me

Off topic: Dead, you wouldn't get much from the yield anyway, so in this case it's wise to listen to your wife. ;-) (And I'm not saying this just because I'm a woman myself. :) )

If I were dead, it wouldn’t matter to me anyway, especially since the risk life insurance would come into effect… my wife and child would be even more carefree: profit + equity used from selling the house plus the life insurance… invested about €3,000 net dividend yield per month. That’s enough to rent in style plus pocket money on top and the chance for price increases. Owner-occupied property has always been a hobby, and without a family I would always rent and invest the equity in the stock market and live off the return or pay rent.
