Just like the few tons of wood, roof tiles, etc. I’m not a pessimist, I’m just saying that two years ago you could build a single-family house with a lot of effort for 1,200-1,300€/m2, now it’s more like 1,700€+. That’s 75,000€ for 150m2 + increased ancillary construction costs. + low material availability (delays) At the same time, interest rates are higher. I think that’s a huge difference.

Sure, these are huge price increases. However, the costs for bricks have not risen excessively. Of course, wood was and still is expensive. Everyone is screaming and adding on top. House construction companies should just leave the material procurement to the builder. Oh no, then they can no longer multiply the price by a factor of 3.

I would gladly build for around 2000 euros/sqm with a decent amount of DIY work. Unfortunately, that's currently not feasible.

The problem is that even in the most remote village areas, prices of 3000 euros/sqm and more are being asked. That has nothing to do with the price jumps. Even with DIY work, you currently get prices around 3000 euros/sqm. Slowly, self-build home construction makes more and more sense. This rip-off is infuriating.

Well, one might also ask where the massive demand has been coming from for years. A relevant population growth is actually not taking place, and now quite large birth cohorts are starting to die. That means, roughly speaking, the required living space should become available. Sure, often with the need for renovation. But the idea that every generation keeps building a new little house in a new housing estate is simply at least difficult. The fact is, the standards have risen massively in recent decades; this forum is actually a pretty good example of that. If everything becomes much more expensive, eventually there just has to be less again. Then there is only the middle terraced house or the condominium or no property at all. Bad? I don't think so.

On the topic. We signed the house construction contract in November and pay €2100/m2 with EcoSystem Haus. Turnkey. Heat pump, KfW 40+ with 9kwp photovoltaic system and storage.

What is added are painting and flooring work, as well as extra items for more soil excavation etc. But that always comes anyway.

I see it that way too. In the settlement where my father bought his terraced house in 1972, the owners of five out of nine houses are older than 75 years. A lot will come on the market here in the coming years...

Yep, it will get exciting in the next 10 years with the available living space. Especially when you consider how many square meters will become free. Very often these are houses that were built for four or more occupants and in recent years have only been inhabited by ~1.5 people. But the children have all built their own homes and don't need the square meters, so they go on the market. That will shake things up quite a bit.
