Construction costs are currently skyrocketing

A toast to housing construction!

;) .. for me, it’s a toast to the landlord who so beautifully renovated the house from 1913.

They still exist, the good ones.

We signed the contract for our wooden prefabricated house almost exactly one year ago. Included in it was a clause that the price could be adjusted accordingly if the construction price index changed by more than 5% (in either direction). I was relatively relaxed about this, believing that the biggest price jumps were over for now (the wood price had gone up extremely before and was just starting to ease again, etc.). And a price increase of 6-7% would have been covered by our buffer without complaint. It would have just meant giving up a few luxury goodies.

For well-known reasons, however, the index has risen by over 14% since then, which led to a less relaxed outlook.

To have clarity, I then inquired by email about the situation and what price increase we should now expect.

Answer in essence:

"We decided in August 2022 not to apply this clause anymore. You will receive your house at the price agreed upon at the time of order."

The stone that fell from my heart could be heard a few kilometers away, I believe. And generally, I am glad that there are still fair business partners who consider a good customer relationship more important than acute profit maximization.

We have also made the lower part of a floor-to-ceiling window fixed glazed and the top part openable. There is no problem with making the window smaller due to the profile and fixed glazing. With normal windows, I would only do this in the kitchen now

In the children's rooms, the kids also like to build things on the windowsill. I no longer have to clear any of that away. I love it.

Super! And that is exactly what I meant a few dozen pages ago when I wrote that it is possible if you manage your business well. And that those who take every opportunity to squeeze even more money out of the customer are either vultures or simply manage their business poorly. I hope you still have many acquaintances who want to build so that you can spread the word by word of mouth.

You can always save money. Even in high-priced times. This great brand kitchen can be auctioned for very little money, around 3000 euros. You just have to pick it up yourself. If I didn't have a kitchen, I would buy it.

Of course, it has to fit somehow, but anyone building new can install something like this. Including all appliances.
