Construction costs are currently skyrocketing

Can you please tell us the year of construction? I always find that interesting.

I recently talked to a friend who is an architect, and he said that almost nothing is being built under 3000-3500€/sqm anymore. A few years ago, it was still 2500€/sqm. This also reflects my current experience here in the region. In rural areas without any infrastructure, a 550sqm plot costs around 500k€, and for a 160sqm house, most general contractors want 500k€ and up. Only the low interest rates balance this out a bit, but we'll see for how much longer.

Well, or about 70 km from Munich's Stachus. That IS rural if you don't head towards Ingolstadt or Augsburg. And yes, it's still all very expensive. At least relatively for a non-Munich resident.

Intense. I’ll give a socially unacceptable comparison. Eastern Lower Saxony on the Elbe (that is really no man’s land) no infrastructure etc. 10,000 sqm plot on the Elbe, of which 2500 sqm is building land, the rest meadow, for 40k. Own boat dock for wakeboarding etc. Sure, you can’t compare with Chiemsee. Tastes differ. Everything has its pros and cons.

But that is not yet included in the 20k, I assume. ;)
Everything is fine, of course. The fact that someone is shelling out 20k for it just shocks me a little. But as mentioned, fortunately everyone can decide for themselves.

Statics, foundations, extension, waterproofing,
in terms of material and execution... There are really many things that influence the price. Here with us, nobody gets that built for 20k anymore either. Even with pure own labor, the material costs are several thousand euros.

I think you have to realize what that means with 20k. 3.8k tax. Then there are still 16.2k left for material and labor costs. When the waterproofing membrane for the greenery is already expensive, you quickly see why the whole thing costs so much.
