I'm very curious too. We decided on an old-fashioned, separate kitchen (like in many rental apartments so far), among other things because I can't cook in front of an audience, etc. Compared to the large kitchens commonly found today in open-plan spaces, it is indeed less impressive. Our "dining/living room" without a kitchen currently also seems somewhat old-fashioned, but I will come to appreciate the calmer, externally less stimulating atmosphere. In any case, I'm already looking forward to posting new pictures in the house construction picture thread. :)

I have experienced both at various kitchen studios and furniture stores appointments and have to say: Considering that Ikea is still quite affordable, they have pretty good kitchen consultants who also pay attention to small details.

We had the same experience with IKEA. We really expected to get run-of-the-mill solutions. But they gave so many little tips and ideas. It was really excellent!

The kitchen was measured to the millimeter with a laser. The consultation and planning were great. We wanted a stone countertop. Due to the precise measurement, they quickly informed us that it simply wouldn't work because we have uneven walls (differences of 2cm).

We also took the assembly service for 800 euros. Someone then assembled, aligned, etc., the entire kitchen in 2 days.

In my feeling, the real estate portals are currently noticeably getting fuller. However, prices are (still) not going down. My forecast: at least stagnation of land and real estate prices until the end of autumn, then I am curious.

I have the feeling that many owners now want to cash in quickly. Potential buyers are (still) numerous...

It certainly depends on the local market – I see the first part too – FOMO is now breaking out on the seller side, the portals are filling up, and quickly at that. At the same time, the time on the market is increasing, burnt listings are months old, and suddenly the portal software sends something I’ve never seen before: "The price has been reduced by €50,000"… ;)
So I would put a big question mark on the last sentence. Due to changes in interest rates and living costs, in my opinion there are fewer buyers and suddenly more sellers (suddenly there are plots) – this will bring movement in the prices. The mood in the press is heading in the same direction.

Disclaimer, in case it comes up again – I’m just leaving out the heirs with an additional €400,000 cash. They got rid of grandma’s old shack last year. This year, depending on the condition, it will probably be more difficult and less lucrative...
