These houses are also not on the market for long. Plots are scarce in many places, [Homeoffice] is increasingly possible.

Especially the home office aspect will ensure that rural areas become more attractive in the coming years.

I also work 20km from the nearest city, 20 minutes to the highway, 30 minutes to the cinema. My employer is based in Hamburg and pays well...

Why should I go to the city?

I'm not so sure about that. Most people I know were able to work from home during the lockdowns, but by now everyone except for a few exceptions has to return to their workplaces. At most one or two days a week home office is still possible. Only some people in IT or media are still fully working from home.

Just google bi media material shortage. A nice report on costs and availability. And anyone who is currently building or planning to, should go puke afterwards. Even though the report does not go into great detail.

Yep, all larger companies now have home office operational agreements or it is stipulated in the collective agreement.

Compare the current situation with pre-Corona. Then you will see a massive difference in the use of home office. And this difference will continue to grow in the coming years, as employers have to compete for skilled workers. If Employer1 only offers 1 day of home office per week, then I will simply go to Employer2. Volkswagen, for example, offers (at least for IT) 80% home office per month. So I have to go to the office 4 days per month. I can even commute 100 km without it bothering me. I am still better off than driving 15 or 20 km every day...
