In the half-year comparison, the real estate market has been very heterogeneous - according to ImmoScout:

In many cities and districts, real estate prices fell by double digits in the first half of the year.

So much for the topic "real estate prices cannot fall." And these are, mind you, the asking prices. I would assume that a year ago many properties were sold above the listed price through bidding processes. Now I would rather put a question mark behind that.

I think one reason is also the extreme scarcity/increase in energy costs. Grandma’s own home from the 70s, which is in dire need of renovation, just isn’t such a hit anymore.

You can heat with a fireplace and do [WW] with an electronic 27kw instantaneous water heater. They cost under 1000€.

I’m definitely not going to get a fireplace now. It would be a bit complicated anyway due to the lack of a chimney. And they are hardly available in many places anymore.

You can also generate your hot water using a medium water heater for 200 euros and a few photovoltaic modules.
