So that roughly sounds like 160 sqm and 80 sqm of basement?

We managed that for under 500k and 650k is already crazy! And what was the second estimate based on now? Are those already fixed offers?

It's just under 177 sqm and 50 sqm of ancillary space.
The estimate now includes the last 30 projects from the past 1.5 years.
However, the office is from Austria. Of course, the development there may have been more extreme.

Just saw 200 m away from us on immonet. A house for sale for 989,000, another slightly larger one for 1.2 million. These houses were built a few years ago at 33% of these prices.

After all, there are two offers for real estate in your immediate area. In the metropolitan area, often nothing new happens on the market for weeks. And with currently estimated 5% inflation, it takes good ideas on how to preserve the real value of your assets. I will soon obtain offers from craftsmen for the renovation of a house and am already very curious about how the market will be positioned at the beginning of 2022 ;)

Then I wish you nice people moving in. In the UK, by the way, the exact house sale prices including the sale date for each property can be viewed publicly on a website – just google houseprices uk. This creates quite good price transparency, which a culture of envy could hardly tolerate.

The portals are slowly filling up with properties including unrealistic price expectations, easily €250,000 - €300,000 more than 1-2 years ago. However, they now also stand vacant for weeks. Properties that just a few months ago were deactivated within 1-2 hours. What could be the reason? Is the single-family house with the inflated price due to inflation not such a good idea after all? Should there be limits after all?
