In the countryside, it could become more difficult. But let's wait and see. That is the future. Before that, our children study from their home bedrooms at some university they might see once a year.

With all this sharing/borrowing, no one is responsible and the stuff gets worn out. Just ask someone who works at a car rental, commercial vehicle leasing, and so on. And in the village, people borrow things from each other. That should also be possible in the suburban new development area without organization from above.

I think in rural areas this can be solved through neighborhood. Our first house was built in a new development area, we were all in the same boat: newcomers, knew no one, family far away. A really good community developed there. After getting to know each other better, it split into smaller groups, but there was always someone who had tools that you didn't own or could get, and always someone who pitched in. This is not only resource-saving but also community-promoting (provided you are the type for something like that).
In cities or more anonymous environments, of course, this is more difficult. However, there are now more and more so-called "libraries of things" where you can borrow exactly such items. I heard about that on the radio recently and just for fun did some research. This seems to be coming more and more, but is still in its early stages regarding the selection of items and, in the cases I researched, is tied to the opening hours of the local library. In general, I find something like that very sensible.

I had car sharing in Berlin. It was great. Except for the assholes who parked the car sharing car in locked parking garages. The app showed the car, but there was none to be seen anywhere. It was parked underground in the tenants' garage.

So, where I live a bus to my employer would run once an hour … it's about 12 km. However, since a single ride costs 5.70(!), you quickly give up on that. Especially since I need the car to get to the city. Because although the central bus station is only 2 km away from my employer, the trip with transfers takes 1:20 h.

I would leave the car standing on many days and take the bus. But not for that price. And a job ticket PLUS a car is too expensive for me.

I would need a flexible, cheap ticket that I can also transfer to my husband. Then one of us could take the bus in the morning and we could, for example, go back together flexibly in the evening. But that's not possible. So we have two cars.

Then I thought about riding the 12 km with the e-bike. No bike path and it goes through the forest. The mayor says it’s too expensive, while I saw 5 km wide bike paths at the Baltic Sea, brand new and unused. By the way, on the aforementioned route there is no mobile network, if you ever have a breakdown there, God help you...

Now one might think I live in the middle of nowhere. No, it’s a city with 150,000 inhabitants.

According to Interhyp, the interest rates for 15 years are now at 4%!!! :eek:
At the latest now, the middle class can say goodbye to new construction (unless there is a large inheritance in the account)

Also interesting: I like to follow [Immobilienscout] (houses). Last year about 50 offers within a 10 km radius, today 308!
People who have to do follow-up financing in the next 2 years are probably sleeping restlessly...

I don't think so. 8-12 years ago, we were roughly between 2.75 and 4.5% as well. They will only be annoyed for not having already concluded a forward contract. Additionally, the loan-to-value ratio and the loan amount have since decreased, so everything fits.
