Just to get back to the topic.
We have now commissioned our shell construction (solid + clinker), including the roof, equipment room, and carport. We are coming in at almost exactly €1,000/sqm, excluding earthworks.
We requested quotes from three shell builders and all were about the same except for around €500.
Each gave up to 5% discount on the final sum and all three are available immediately. At least for this trade, the urgency and availability have changed.
Whether this is expensive or not, I cannot judge. It at least matches the architect’s estimate.
So maybe this brings us back to the topic ….

To put this into context, a few more data points would be needed. Where? Total size or effort based on the floor plan? Energy efficiency level? Insulation included? Roof means “only” the roof truss? Windows included? Gross/net? Etc.

I wanted to report on my success yesterday regarding the topic of the cold conservatory. We have been working on this topic for quite some time and for over a year now I have occasionally obtained offers for a cold conservatory (glass sliding elements all around) 7x3m. Ultimately, we went down to 6x3m and yesterday accepted an offer of 16.5k for it. Included is a 6m long roof-mounted awning with zip function, 12 spots, 10mm laminated safety glass instead of 8mm (because of increasing storms and snow load in winter) and of course the installation. We started at around 23.5k, worked our way down to 19k through various discounts and promotions, but we had set a fixed budget of 18k. We didn’t reach that even on the third attempt, 18.5k even though we had already reduced the planning by one meter in length. Now we went there again and lo and behold: 16.5k – it works after all!

I am currently working on the same project with almost the same dimensions. However, as always, I am building it myself.

You could start a thread and document the construction visually. Surely interesting for some.

I will not do a roof-mounted awning but will attach it under the glass roof. I am not exactly sure yet how I will solve this technically, but I will manage.

I will order the glass sliding elements from Holland from the well-known and affordable terrace builder. I have already bought the KVH beams, as well as the floor slats. I also have an offer for the glass panels.

I have calculated costs at about 8,000 euros. However, I will also install an air conditioning unit. I have sufficient electricity in summer, and if you want, you can also heat up in winter.

I have not found a ready-made solution at a reasonably normal price. I want to work with an overhang at the front and on the sides. Most providers have no overhangs, neither at the front nor on the sides. I do not like that visually, and it is not that good.
