I find it too expensive. And not even close. First, I wouldn’t go for Q4 and then put on painter’s fleece. Also, don’t paint with silicate but with dispersion. Have painter’s fleece (130-150g/sqm) glued on, but first ask the painter about the quality of your plaster. A good Q2 plaster is enough. Maybe sand a bit afterwards. The offer here was: Almost 500sqm of ceiling and wall surfaces Q2, sanding and repairing, priming, painter’s fleece 130g, 2x opaque coating. Partly colored. All including materials from Brillux for 9,500.- gross. The offer was from June 23.

Today I visited the provider for terrace roofing again after the newsletter advertised 30% off only for tomorrow.

Chronicle:
First offer at the end of 2022: ~25k
Second offer in mid-2023: ~22.5k
Offer today: a flat 19k

Furthermore, the fence builder is throwing around a 20% discount and the pool builder also independently reduced the price by a good 18% overall.

Since I have been comparing all three trades for a while and following the newsletters, a price decline is already emerging, which is based on the already generous base prices due to the hefty discounts, but there is movement nonetheless.

I have still not commissioned any of the trades because I am firmly convinced that it is only a matter of time until there are even more discounts. Is it immoral to speculate on that? I don’t think so.

A friend told me yesterday that his shell construction is coming in 28% cheaper than 14 months ago. Another reported 10% cheaper than the offers from last year.

The BR recently published a video about insolvencies of several developers in Munich. Yesterday the insolvency of a larger developer from Düsseldorf was announced who were supposed to build a huge residential complex in our city. These will be tough times for the industry.

There will only be a short phase of falling prices. Maybe 6 - 8 months. Then money will be printed like crazy again and interest rates will be lowered. That will be the death blow for the euro and inflation will gallop away from it.

Not only the construction industry will face hard times. The entire industrial complex in Germany will be on the brink of extinction. In particular, the automotive industry will suffer greatly, as will the supplier and service sectors.

And real estate prices will also collapse in the short term.

The construction trade is, of course, now paying the price for having extremely leveraged order volumes with cheap loans.

No one can manage real estate financing with 8 percent interest at these prices anymore. Meanwhile, there are first offers with 4 percent fixed deposit interest rates. The debt of one is the asset of another.
