Construction costs are currently skyrocketing

So once again a little update:

Negotiations with the shell builder have now gone well and the price was actually adjusted. We are now at around €135,000 for the shell plus garage.
The shed roof will cost around €30,000 more
Windows + front door: around €35,000

Currently, I am very satisfied with the prices, even though the windows became more expensive than initially calculated and I was quite surprised by the front door alone which costs €7,000 (including installation, fingerprint, and side window).

2 full floors, single garage with 8m length plus a technical room attached at the back with 10sqm, living area: 180sqm, width: 10.11m and length: 14.36m. Slightly unusual shape because our plot is quite narrow but long. Hence also "only" the single garage.

Does anyone know what these small "cordless screwdriver"-like devices for tying rebar are called?

If that includes the floor slab and foundation, then the shell builder must be in quite some trouble and urgently need revenue. Because he doesn't earn much from it. Even if another 150,000 EUR is added for the turnkey construction, it is still under 2,000 EUR/m² including the garage. Not even discounters like Town & Country or Heinz von Heiden can manage that anymore.

All the more difficult for me to believe that.
